Algarve: the luxury guide

Golden cliffs, Atlantic light and the golf triangle that became a year-round home.

·March to November, mild all winter

The Algarve’s Golden Triangle of Quinta do Lago, Vale do Lobo and Vilamoura is the established luxury market: golf courses, gated villas, a mild winter and international schools. West of Lagos the coast turns wild, with cliffs, surf and design villas above empty beaches.

Gavalia’s rules

  • The Golden Triangle has the strongest rental market and resale liquidity; the west has the views and the value.
  • Purchase costs total about 8 percent (IMT up to 7.5 percent, stamp duty 0.8 percent, fees); annual IMI is modest.
  • Faro airport is thirty minutes from Quinta do Lago and an hour from Lagos; the region works as a winter base for northern Europeans.

The Golden Triangle

Quinta do Lago is the reference: a 2,000-acre estate with three golf courses, a lake, a nature reserve and villas that trade at 5 to 20 million euros. Vale do Lobo next door is the older resort with the cliff-top houses; Vilamoura has the marina and the newest developments. Together they form a gated, international, year-round community twenty minutes from Faro.

The west

From Carvoeiro through Lagos to Sagres, the coast becomes cliffs, caves and surf: the Benagil cave, the Ponta da Piedade, the beaches of Praia do Camilo and Dona Ana. Design villas above the sea and the Cascade resort have made Lagos the fashionable alternative to the Triangle.

Property

The Algarve remains one of the best-value luxury coasts in Europe: villas at half the price of the Costa del Sol’s best addresses, purchase costs around 8 percent and a rental season that runs from March to November. The Golden Visa no longer applies to residential property, but the D7 visa keeps residency open.

The property market

Quinta do Lago and Vale do Lobo villas at 8,000 to 15,000 euros per square metre with the best from 5 to 20 million; Vilamoura marina apartments at 5,000 to 8,000; the western Algarve around Lagos and Carvoeiro at 5,000 to 10,000 for cliff-top villas.
