The south and west
Cala Jondal, Vista Alegre, Porroig and the hills above San José hold the largest villas, the beach clubs (Blue Marlin, Es Torrent) and the sunsets over Es Vedrà. This is the Ibiza of the superyachts and the DJs, and the property is priced for the ten weeks a year when it is used.
The north
San Juan, San Carlos, Santa Gertrudis and the coast around Cala Xarraca and Portinatx are the countryside Ibiza: fincas behind stone walls, hippie markets, Six Senses, La Granja. The people who live here year-round chose this half of the island, and prices now reflect that too.
Property
Ibiza is small, protected and in demand: the combination that makes a property market expensive. Licensed villas with sea views and tourist licences are the trophy; northern fincas with land are the long-term hold. Purchase costs run 8 to 13 percent on the Balearic sliding scale.
