- A property purchase of two million dirhams or more qualifies for a ten-year Golden Visa.
- Buy in established freehold areas (Palm Jumeirah, Emirates Hills, Downtown, Dubai Hills, Jumeirah Bay) from developers with a track record; off-plan is common and the escrow rules matter.
- The winter season is short and social: Art Dubai in March, the Dubai World Cup, the Abu Dhabi Grand Prix in November and December.
Dubai
A city that builds its next icon while the last one is still opening. The Palm Jumeirah is the address for villas and branded residences; Downtown and the Burj Khalifa for towers; Jumeirah Bay and Emirates Hills for the largest private homes. The hotels are the newest in the world: One&Only One Za’abeel with its sky pool, Atlantis The Royal, the Bulgari on its own island, the Lana by Dorchester Collection. The restaurant scene now holds Michelin stars.
Abu Dhabi
The capital is quieter, greener and more cultural: the Louvre Abu Dhabi and the future Guggenheim on Saadiyat Island, the Emirates Palace, the mangroves, the desert resorts at Al Maha and Qasr Al Sarab. Saadiyat’s beach villas are the most desirable in the emirate and prices remain below Dubai’s Palm.
Property and residency
Foreigners buy freehold in designated areas; purchase costs are about 6 percent including the 4 percent Land Department fee; there is no property tax and no income tax. The Golden Visa (ten years) is available with a two-million-dirham property. The market has risen sharply since 2021; buy in the best locations with the best developers and accept that Dubai has cycles.
The season
October to April is perfect; May to September is too hot for anything but the beach at dawn and the malls. The social calendar runs through the winter: art fairs, racing, the Grand Prix, New Year on the Palm. Fly in on a Thursday, back on a Sunday.
The property market
Palm Jumeirah villas 8,000 to 20,000 dollars per square metre; Bulgari and Atlantis The Royal residences 15,000 to 30,000; Jumeirah Bay island and Emirates Hills at the top. Purchase costs about 6 percent, no annual property tax.
