Luxury villas: how they are valued

How a luxury villa is priced: the location within the location, the plot, the view, the build quality and the licences. Price bands per square metre from Marbella to Saint-Tropez and what moves them.

Location within the location

Every luxury market has a golden strip: the first line of the Golden Mile in Marbella, the south-west corner of Mallorca, the Cap d'Antibes and Saint-Jean-Cap-Ferrat on the Riviera, the western shore of Lake Como, the Peninsula in Monaco. Within it, orientation, privacy and proximity to the water set the price. A villa two streets back from the front line can be worth half of one on it, with the same architect and the same finishes.

The plot

Size, shape, slope, access, orientation and, above all, building rights. A flat plot with a south-west orientation, private access and permission to build a large house is the foundation of value. A steep plot with a protected tree, a shared road and a strict planning zone is not, however beautiful the view. Check the local plan (PGOU in Spain, PLU in France, PRG in Italy) before falling in love.

The view

Sea views are priced in tiers: open, panoramic and unobstructable at the top; partial or side views below; a view that a neighbour could build out at the bottom. Mountain, lake and golf views follow the same logic. A protected view (because the land in front cannot be developed) commands a lasting premium.

The build

New-build villas from a serious developer with an architect’s name attached, a full technical file and a guarantee sell at a premium. Older houses are valued on what a buyer must spend to bring them to current standards: insulation, glazing, climate control, smart systems, a pool that meets today’s expectations. In many markets the land is worth more than the house, and the buyer intends to rebuild.

How to value one yourself

Take three recent sales (not asking prices) of comparable villas in the same micro-location, adjust for plot, view and build, and add or subtract for licences and condition. A good local agent and an independent surveyor will do this properly; a buyer’s advisor who represents only you will do it honestly.
